The building’s light and expansive steel frame construction facilitates a fluid design, allowing for dynamic variations in massing across the dual-aspect site. These variations create generous spaces for private gardens, elevated and nestled within the structure, transforming the architecture into a lush tropical oasis amidst a bustling residential neighborhood.

The building gracefully steps in two directions, with one duplex oriented to the west and one to the south. The floor plan thoughtfully separates the three residences, each featuring its own entrance and arrival sequence from street level. This refined approach leads to a visually engaging environment, highlighted by palm trees, tropical wood decking, and white louvered shades above turquoise swimming pools, an essence of post-war California modernism reimagined for the 21st century.

At the heart of the entrance façade, elegant glass and slatted wooden panels soar to full height, topped by an expressive geometric ribbon detail that encircles the upper floors.
